This veers from traditional real estate deals where the buyer is supposed to pay the seller to own the property. The buyer will then bind himself to terms of repayment agreed upon by both parties.

#2: Using the Lease option

A Lease option is the second proven option of investing with no cash. In this case, a buyer is charged higher rent payments paid annually or monthly by the property owner. Rental fees in excess will be applied to the purchase price. The higher rental payments enable an investor to invest in another real estate property.

#3: Private Lenders

Money loaned by private individuals is called hard money. This is one viable option for investors needing quick cash funding. This type of loan has fewer red tape procedures, unlike bank loan applications. The cash is also quickly released. Private lenders, as a rule, are amenable to finance risky projects. However, the great risks these private lenders take also means higher interest rates. Other than that, the expenses incurred to purchase a property are charged to the buyer. This includes application fees, appraisal fees, closing costs, and other expenses incurred in the sale of the property.

Home Equity Instalment Loan and Home Equity Line-of-Credit Loan are two types of loans offered by financial companies and banks. One of the common practices of investing in real estate with no money is to form equity partnerships. The equity partner is there to provide the cash when the price tag of a property is beyond the range of an investor.
