One of the common questions a new real estate investor has is “how can I find real estate investment deals that nobody else knows about?”

Imagine getting phone calls from sellers every week, bringing you property leads to screen and choose from as your next investment purchase.

I’m going to show you a real estate lead generation strategy that you can use to get sellers calling you, begging you to buy their home and relieve them of the problems it’s causing them.

This is how you’ll find those below market value homes before any other buyer does and give yourself the driver’s seat at purchasing it off market at a great price.

What is a Neighborhood Page?

A neighborhood page is basically a web page dedicated to sharing information about that neighborhood.

Every city should have names dedicated to each neighborhood area, so do some research to learn the names of neighborhoods in areas you are targeting for your real estate investing.

The goal is to create your own neighborhood page and get it ranking 1st in google so that buyer’s and seller’s searching that neighborhood each month will end up on your website.

This is where SEO comes into play.

What is Real Estate SEO?

SEO is short for search engine optimization and it’s a series of steps you can take to make sure your website is Google search friendly.

Real estate SEO is optimizing your page for different real estate search queries people will be typing into Google that you could potentially show up first for in the search results that Google returns to the user.

Imagine ranking first in the results for a term like “homes for sale in ___ city”

You’d get lots of daily traffic coming to your website you could capture using a contact form or lead capture pop up software.

Why Target Neighborhood Pages with Your Real Estate Marketing

There are millions of websites that exist in the world and probably thousands of websites that exist locally in your city.

This makes it extremely competitive to rank 1st in Google search for different search terms, especially the most common real estate SEO terms someone might search for like:

  • Real estate agent
  • Homes for sale
  • Foreclosure properties for sale

Instead, you want to target less competitive real estate keywords.

A great example of a less competitive real estate keyword would be the name of a neighborhood in your city. Not many web pages should exist targeting the neighborhood name.

Do a quick Google search first to see which websites are currently showing up in the 1st through 10th positions.

You’ll likely see bigger names like Zillow,, Trulia with links to current properties for sale in those neighborhoods.

But you should also see the HOA website for that neighborhood or some sort of community website also showing up. Click on it and see what information you can copy and reword on your own neighborhood SEO page.

How to Create a Real Estate Website

Get started by picking out a hosting company which only costs about $4/month to host your website on the internet for you.

Once you sign up with Bluehost (the company I use and recommend), then you’ll be redirected to a WordPress install page.

WordPress is the beginner friendly website builder software you’ll use to create your neighborhood pages. You should also add a home page, a contact page, and an about page so people can learn more about you and build trust.

How to Optimize a Real Estate Website for Local SEO

Once you’ve got your website set up, then you want to go back through each page again and make sure you’ve optimized it for SEO.

There are many great resources out there teaching SEO techniques including:

There are over 200 ranking factors Google takes into account to determine which pages to show at the top of the search results out of the 100’s and 1,000’s of pages trying to rank for similar real estate keywords.

Here is a checklist of some important SEO tips you can consider completing to get your real estate website primed for ranking for local keywords.

Make sure to add the keyword (ex: Shamrock Hills) to the following:

  • Page Title
  • URL Link
  • Headings
  • Sprinkled a few times in the paragraphs / body text
  • Image File Name before uploading image to website
  • Image Alt Text
  • First sentence of your page

Be careful about keyword stuffing. Don’t purposely add the keyword a bunch of times into the page or else it could actually hurt you. Google penalizes websites that keyword stuff and try to manipulate the ranking algorithm.

Instead, use the main keyword in the important places listed above and then use variations of the keyword as well to increase the number of potential terms you rank for.

For example, instead of saying real estate agent over and over again you could also say “realtor” or “broker” or “real estate professional” as variations of real estate agent.

Example phrases to use for neighborhood SEO pages:

  • Beverly Hills
  • Beverly Hills HOA Information
  • Beverly Hills Homes for Sale
  • Beverly Hills Foreclosures
  • Beverly Hills Home Prices
  • Free Property Valuation
  • How Much Is My Home Worth
  • Realtors in Beverly Hills
  • Beverly Hills Investment Property

In today’s guide we covered the basics of real estate seo and how it can help you generate seller leads in your city. We covered how to create a website that targets less competitive search terms so you can start ranking quickly.

One of the best low competition strategies for getting in front of sellers is targeting the neighborhoods they live in by creating helpful, informational pages optimized for SEO.

For example, if I was targeting homes in Shamrock Hills to flip, then I would create a neighborhood SEO page for this specific neighborhood.

Anytime a buyer or seller types in Shamrock Hills, then hopefully this neighborhood page would come up and people would land on my website.

Once the web searcher clicks on your neighborhood page, you want to capture their information and turn them into a lead.

You can do this by setting up a contact form, requesting their name, email address, and phone number.

I recommend stating some sort of incentive or reason for why they should enter their information so that it increases the chances of you generating that lead.

An example is the We Buy Houses slogan.

You could say “I’m looking to buy houses in ______ neighborhood so if and when you’re ready to sell, give me a call and I’ll make an offer. Or, if you’re ready to sell now, fill out your contact info below and I’ll send you an email”
